What leasing options are available?

​We offer flexible lease terms, based upon availability.

What are your application requirements?

To reserve an apartment home, you must complete an application and pay all admin/app fees. We will then process background, rental verification, and employment checks. For questions on occupants, please contact the office.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Yes, you will need to make 3 times the base rent for verifiable income, we will also complete screening that will include credit, criminal and rental history.

Can I apply online?

Absolutely, simply access our online application and get started. 

What fees/deposits are due upon applying? Moving in?

​To reserve an apartment, you will need to pay your deposit, administrative and application fees. If we have a special on upfront fees, take advantage, those offers expire.

Do I have to pay first & last month's rent?

​Based on credit sometimes we require an extra deposit, but no, we do not require first and last months' rent.

When is rent due, and how can I pay my rent? What forms of payment are acceptable?

Rent is due on the 1st of each month. Our preferred payment method is online, but you can also drop off checks and money orders in the office during business hours. There is no fee to do ACH payments. Credit cards will have a processing charge.

Is there a late fee for overdue payments? Is there a grace period?

There is a late fee of 15% of the total rent due. We do offer a four-day grace period.

Is renter's insurance required?

Yes, renter's insurance is required, with a policy providing a minimum $100,000 in Liability Coverage. 

What utilities are NOT included in the rent?

​All utilities are in addition to the rent.

What additional costs are not included in the rent?

​Pet, parking, and pest control fees are in addition to the rent.

What is the average cost for utilities each month?

​Utilities really can fluctuate based on occupant variables.

Are corporate rentals available?

We don't have any internal furnished apartments, but we do work with companies to help supply this service. Contact our office for these details.

What happens if I need to move out before my lease expires?

​We do offer a clause in the lease agreement that provides an option to break a lease with certain notice and penalties.

What are the hours for the fitness center?

The fitness center is open 24/7 for residents' convenience.

What are hours of the leasing office?

The Leasing Office is ​Monday - Friday: 9 AM - 6 PM, Saturday: 10 AM - 5 PM, and Sunday: 12 PM - 5 PM.

What are the hours for the pool?

​The pool is open seasonally from 10 AM -10 PM, daily.

What property amenities are included?

​That is the best part, all amenities are included!

Are concierge services available?

No, we do not offer concierge services at this time, but our staff is always ready to help with what we can.

Do you have free internet/WiFi?

Free WiFi is available in the clubhouse. 

Do you have cable?

No, we do not provide cable. 

How do I reserve community amenities?

Reserve community amenities through our online portal and/or contacting our on-site staff. 

Does this community have a pest control service?

Yes, we do have a pest control service. 

Are BBQ grills available year round? What kind of grills do you have?

We have gas grills located near the pool area for our residents to use. 

I have a noise complaint. Who do I contact?

​We are here to handle things like this, just give us a call.  If it is after hours or an emergency, you can contact the local police department and let us know.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

This is a smoke-free community. 

I need emergency maintenance. Who do I call?

​Us! We pride ourselves on this. We are here to help every day!

I have a non-emergency maintenance issue. Who do I contact?

You can call us or use your resident portal to submit a work order.

What is the parking situation?

​Lexington Farms offers covered parking and detached garages for an additional monthly fee.

Do you allow pets? What is the pet policy?

NorthPoint Communities welcomes cats and dogs only. We do not allow caged animals or those requiring an aquarium or heat lamp. Animals must not exceed a combined weight of 100lbs per apartment home. Animals may not be in the common areas of the community unless on a leash or an approved device based upon the animal’s certification and may be restricted from specific areas. The animal’s owners are responsible for cleaning up after the animal and for any damage done by the animal. Animals may not disturb the peaceful and quiet enjoyment of the other residents. All animals must be in compliance with all state and local laws concerning animals. We do not allow aggressive animals of any type.

What is the policy for snow removal?

​We handle all snow removal with a combination of in-house and contract services.

Are there restrictions for what can be put on balconies or patios?

Yes, please refer to the lease.

What is the procedure for moving out?

​​Once you provide your 60-day notice, we will be in touch to schedule your move-out and confirm all procedures.

Do apartments have dishwashers?

Yes, apartments are equipped with dishwashers. 

Does the apartment come with a microwave?

Yes, microwaves are available in each apartment. 

Are stoves gas or electric?

The stoves in each apartment are electric.

Do kitchen sinks have a garbage disposal?

Yes, we absolutely have garbage disposals in kitchen sinks. 

Is there a bathtub or just a shower? Are they together or separate?

​​This varies from apartment to apartment. You usually can tell on the floor plan, but if you have a preference, just let us know and we can try and find what works best for you.
